TERMS OF SERVICE

1. Parties and Scope

These Terms of Service (“Terms”) govern the use of the website and the booking of accommodation offered by [Votto Group Oy], business ID [3174206-6] (“Provider”, “we”, “us”).

By making a booking through this website, you (“Guest”, “you”) agree to be bound by these Terms.

Apartment and reservation specific contracts will be provided at time of booking, and provide further legal details concerning your reservation.

2. Accommodation and Use

The accommodation is provided solely for temporary lodging purposes.

You agree to:

• Use the property responsibly and in accordance with Finnish law

• Respect house rules, neighbors, and local regulations

• Not exceed the maximum occupancy stated in the booking

Commercial use, parties, events, or illegal activity are strictly prohibited unless expressly agreed in writing.

3. Booking and Confirmation

A booking becomes binding when:

• The required payment or deposit has been received, and

• A written booking confirmation has been issued by us (email is sufficient)

We reserve the right to refuse or cancel a booking if incorrect information is provided or if these Terms are violated.

4. Prices and Payment

• All prices are stated in euros (EUR) unless otherwise specified

• Prices include applicable VAT unless stated otherwise

• Payment methods and due dates are specified during booking

Failure to pay on time may result in cancellation without refund.

5. Cancellation and Refund Policy

Cancellation terms are specified at the time of booking and form an integral part of the agreement.

Unless otherwise stated:

• Cancellations must be made in writing

• Refunds, if applicable, are processed to the original payment method

No refunds are given for early departure or unused nights.

6. Check-in and Check-out

• Check-in and check-out times are specified in the booking confirmation

• Late check-out or early check-in requires prior approval and may incur additional fees

Keys, codes, or access devices must be returned as instructed.

7. Security Deposit and Damages

We reserve the right to require a security deposit.

You are responsible for:

• Any damage caused by you or your party

• Missing items, excessive cleaning, or violations of house rules

Costs may be deducted from the deposit or charged separately.

8. Liability and Force Majeure

We are not liable for:

• Loss of personal belongings

• Injuries unless caused by gross negligence or willful misconduct

We are not responsible for failure to perform due to events beyond our reasonable control, including but not limited to natural disasters, strikes, utility outages, or government restrictions.

9. Complaints and Issues

Any issues must be reported immediately during the stay, allowing us a reasonable opportunity to remedy the situation.

Complaints submitted only after check-out may not be considered.

10. Privacy and Data Protection

Personal data is processed in accordance with:

• The EU General Data Protection Regulation (GDPR)

• Finnish data protection laws

11. Applicable Law and Jurisdiction

These Terms are governed by Finnish law.

Any disputes shall primarily be resolved amicably.

If unresolved, disputes shall be settled by the district court of Finland with jurisdiction over the Provider’s domicile, unless mandatory consumer protection rules provide otherwise.
